Sounds great. Just don't let them talk you into cedar. Cedar is a MAGNET for carpenter bees and other wood-boring insects.

Rob: Good question. I have no idea. I am definitely concerned with getting something durable on there because the west side of the house is going to get pounded by wind and rain. The house is probably too high up to get any saltwater traces, but weathering is a big concern. I'll definitely look into the Brazilian Ipe. At this next meeting on Friday, we may get into materials and pricing a bit.

Love the design.

What kind of wood are you looking at for the outside, exposed areas?

Brazilian Ipe (ee-pay) is worth taking a look at. Rot and insect resistant. Not cheap, but won't bankrupt you either. Worth every penny in the NW.

Looking good! I think I prefer 4B as well though it's a bit tough to tell without being able to see them at a larger size. There's something about having the staircase be the first thing you see when you open the front door that bugs me with 4C.

On 4B is that a full wall that faces with the stairs to left of when you walk in? Definitely looking forward to seeing the .pdf files.

Snowflake: Yep, I am trying to get original documents in PDF form from the architects so I don't need to take photos of the docs.

Chris: Yep. With regard to doing the basement later though, that's definitely one cost I'm willing to defer. Finishing it out should not include any major construction.

Another thought. It is much cheaper to do the building work now at the outset, rather than trying to extend in 5 years time.

I think you are right to go for 3 bedrooms not 2. Chance is that you will move on again (who knows what career opportunities will come your way) and it will certainly increase the resale value. Looks like a great party house, so having rooms for guests or family to stay is good.

Any chance you would be willing to add larger text labels to the floor plans so it is easier (or even possible) to tell what is what. Either that or link out to larger versions of the images.
